For Ellie Weiner, the process of finding housing for her second year began over fall break, three months into her first year in college. 

The Cal Poly SLO Mustang Parents Facebook page was a go-to site for her mom to get some insight into the housing process in San Luis Obispo, according to Weiner. The communications freshman started browsing housing websites, like apartments.com, in the fall and before she knew it, she was signing her lease after winter break. 

However, the competitive process that Weiner went through will change around the new semester conversion planning, which begins in the fall of 2026.

Leasing agencies surrounding Cal Poly are gearing up for a shift in the student leasing options. Changes will almost certainly include alterations in leasing dates and may range from August to July.

Finding off-campus housing

Developed in 2022, the Off-Campus Housing Program provides students with resources to understand what housing options are available for them and a timeline of how they should prepare to find a housing option. 

This program was created to help meet the needs of students seeking assistance in finding off-campus housing, according to Sarah Bacio, the Off-Campus Housing Program coordinator. 

With the semester conversion approaching, Bacio started reaching out to leasing agencies and property managers in the vicinity of Cal Poly’s campus about the new schedule changes. 

Multiple people in SLO involved with off-campus student housing confirmed to Mustang News they received emails from Cal Poly’s Off-Campus Housing Program regarding the conversion and were encouraged to plan accordingly.

Even though the emails originated from the office of the Off-Campus Housing Program, they were sent after collaboration with Rachel Fernflores, according to Bacio. She is the director and project manager of the semester conversion team and has been speaking to members of the community in regards to the conversion.

Included in these emails was a detailed layout of what changes landlords should be aware of, like longer academic terms and adjusted start and end dates, according to Bacio. 

JDR Real Estate Services Inc. will restructure the leases to begin Aug. 1 as soon as they get an official start date for the semester system, according to broker and owner John Duval. 

Although it hadn’t been announced at the time of the emails, University officials have since said classes will begin semester system classes on August 24, 2026, and will end May 25, 2027, according to Fernflores.  

While the Off-Campus Housing Program doesn’t have a physical office for students to visit, Bacio encourages them to utilize their Zoom hours if they have questions or contact offcampushousing@calpoly.edu.  

How will these changes affect students?

Some agencies, such as Fairview Apartments and Murray Station Apartments, weren’t aware that Cal Poly was switching to the semester system. 

A Fairview Apartments property manager said she had no idea that the semester conversion was taking place. Over the past few weeks, she had been finalizing details with tenants about their September-to-September leases that they offer, not knowing that these leases would overlap with the fall semester. 

Year-long leases like these won’t allow students to enter into a new lease until their previous one finishes, when the first semester begins in the fall of 2026. 

For example, if a student is entered into a year-long lease, beginning Sept. 2025 and the semester begins Aug. 1, they may have trouble finding housing after the school year begins. 

The semester conversion is just one hurdle undergraduates will have to face over the next few years. Following the conversion is Year-Round Operations (YRO) beginning at the start of the 2027 summer term.  

During YRO “up to 600 students are expected to be part of a cohort, with one-third of the cohort being scheduled to live off-campus during every term of the academic year,” Mustang News previously reported.  

YRO was originally scheduled to begin at the start of this academic year, but was delayed again by Armstrong to take place during this year’s summer term. Now, the initiative will begin in the 2027 summer term. 

Students and property managers can expect quite a few changes over the next few years, starting with the semester conversion, followed by YRO.

Bacio is asking for flexibility from the students during the first year or the new changes. 

“Just knowing that [semester conversion] is going to be these growing pains for like this first probably really just this first year of the cycle, and then I imagine we’re not going to have those same issues,” Bacio said. “We just have to kind of get through this first change of the cycle and then we will hopefully be okay.”
